When I was a teenager I discovered my Dad was reading my journal. Yes, he invaded my privacy however he was simply trying to make sure I was on the straight and narrow, which I was not. I immediately started to act in a more appropriate manner. It is amazing how we act when we know others are watching. And this is exactly why you, as a seller, should spy on your Richmond VA Realtor
I was just searching the MLS
for a buyer only to be disappointed, and then mortified, to see some of the pictures of the properties available. Some Richmond VA homes for sale didn't even have a picture, some had pictures so blurry I couldn't tell what I was looking at, and some had the agent reflecting back in the bathroom mirror, one even wearing what looked to be sweatpants. If you are going to be in the picture, at least dress well. Better yet, don't use that picture at all. It doesn't show off the room, it shows you are indifferent.
As I continued to read the sheets, I noticed many listings didn't even have comments or agent remarks. Come on! Tell me a story! Tell me why I would not be wasting my clients time bringing them to your listing. Then there are those sheets that have comments that make me want to cringe: Bring All Offers, Very Motivated Sellers, etc. First, if a client is interested in the property they will bring an offer. Second, I have a pretty good assumption the seller is motivated seeing they have decided to list their house for sale. "Yelling" this to me in the MLS simply reeks of desperation, which is good for me when I am representing a buyer but are you protecting your clients best interest by telling all the agents they are desperate?
When you hire a Richmond VA Realtor to sell your property, you have every right to follow-up on their marketing efforts. You should ask to see the MLS sheet. You should ask for links to the websites they have placed your house for sale on. You should check out the pictures and the written words the agent is using to get your home sold fast and for top dollar. I truly believe if sellers knew how poorly their properties were being presented they would be asking for a release of the listing and finding an agent who takes pride in making first impressions top priority. The marketing your Richmond VA real estate agent is using is a direct reflection of their attitude towards their career and getting your home sold.
