Will Your First Date Lead to Marriage in the Richmond VA Real Estate Market?
A little over a month ago I was speaking with a new client of mine who had hired me to sell their Richmond VA
property. In discussing our game plan in getting the house sold fast and for top dollar, I suggested we have the exterior power-washed and the entire interior freshly painted. My client asked me how important it was to have all the work completed before the listing went live on the Richmond VA real estate
market. My response was: "Let me put it to you this way. If my husband had showed up to our first date dressed the way he has pretty much every Saturday for the past 12 years, I am not so sure I would have married him!" Yes, first impressions are important.

, you want to approach the entire process like you are going on a first date, one in which the end result is marriage.
First, you want to make sure the exterior shows off all the right curves. Tell me this: would you go on a first date in a dirty sweater or would you change into a nice dress that flatters your figure? Of course you will pick the nice dress because 1) you know appearances matter and 2) when you look good, you feel good! The same holds true for your house. Take the extra time and effort to prune over-grown bushes, add a fresh coat of paint to the front door, and power wash any dirt that has accumulated over the years.
Second, you want to make sure your entrance is one to remember. When on a first date would you A) approach your potential new partner with a scowl or B) give your best smile and a warm embrace? We all know you get more bees with honey, so I am betting you would choose option B. The foyer of your home needs to be inviting and instantly make the buyers feel at home. Some suggestions would be to make sure the foyer is clear of clutter, well lit with a lamp on an entry table, and maybe a nice bouquet of flowers or a bowl of candy with a little note telling the buyers to help themselves.
Third, it is important the interior of your home is clean and odor free. In the case of our first date, I am sure you would brush your teeth and pop a breath mint rather than let your date know your love of garlic upon hello. I always tell clients clean has no smell. I don't believe in baking chocolate chip cookies, burning overwhelming candles, or adorning every room with a Glade plug-in. Simply wipe down countertops with some soap and water, vacuum the carpet, steam-clean the hardwoods, and follow the organizational rule of everything has a home or purpose.
Finally, seal the deal with a kiss. Okay, okay. Maybe you don't feel comfortable kissing on a first date, but surely a nice hug and an exchange of digits are in order if you have a feeling this is THE ONE. When your potential buyers are ready to depart from their tour, be sure you have provided a nice informational sheet with important details, such as recent updates and community amenities, for them to review.
