When the Tables are Turned - a Realtor Becomes a Buyer and Seller
As a Richmond VA Realtor I help buyers and sellers navigate the Richmond VA real estate market on a daily basis and, in turn, see some fabulous properties. Call it a hazard of the job as it always makes me want to move! It doesn't matter the price point, I often fall in love.
Recently my husband and I found a wonderful Midlothian home for sale on almost an acre of land. It made us long for the type of home we both grew up in and thus we decided to sell our Glen Allen property and move across the River! Let the process begin!
We made an offer on the Midlothian home, contingent on us selling our current property first. After some negotiations, the seller accepted our offer and we were under contract! Easy enough, right? Well, no. Then the real pressure was on to sell our house so we could move. Although we don't have a lot of clutter, we do have two kids, two dogs, and a cat which meant we needed to get the property in "show ready" condition. Game on!
We spent an entire day organizing and putting everything in its place. I will say this - tackling the loads of laundry and dealing with hundreds of misplaced toys was a challenge. However, our desire to move motivated us, ALL OF US, to get the job done. Within 48 hours, our Glen Allen home was on the Richmond real estate market!
Being a Realtor, I thought it would be a breeze. Boy, was I wrong. Just because I am a Richmond VA real estate agent doesn't mean I am immune to the pressure of living in a "model-like" home. Every morning we made sure every surface was clean and everything was put away in anticipation of showings. You just never know when someone will want to tour your home so our game face had to be on at all times.
We had several showings right away and that meant loading up the kids and dogs, then driving away so the potential buyers could tour without us being under their feet. We did this 5 times and it was enough to make me want to pull my hair out! Fortunately, we priced the home correctly and went under contract on our Glen Allen home in just 10 days. Whew!
As we are going through the process of being both a buyer and seller again, I am reminded of how my clients feel when they are selling their property or purchasing a home. The anticipation of home inspections, appraisals, turning in mortgage lender required documentation, etc. can all be overwhelming. I pride myself on holding my clients hands and guiding them along the way. However, this time I don't have anyone to hold MY hand!
Although I am always aware of my clients feelings and make the real estate process as smooth as possible for them, I have to admit it is great to be reminded what it is really like to be in their shoes. When I tell a seller I get it, they know I mean it. When I tell a buyer I understand, they know I really do. This isn't our first time in the real estate game. As a matter of fact, we have bought or sold 10 properties over the last 12 years. Each transaction has its own set of challenges and I truly understand the emotions my clients, and potential clients, have. When the tables are turned, appreciation deepens!
