If your place is riddled with clutter and too much furniture, consider working with a professional organizer who can make the process of cleaning out and dressing up seamless.
Selecting a selling price
: When pricing your property, an excellent Realtor will consider what an appraiser will take into consideration as no bank will lend money to a buyer for an over-priced property. To do this, an agent will look at recently sold properties that are similar in location, style, and condition to yours. Then, they will evaluate any special features your house holds and make adjustments accordingly and offer you an opinion in price. While it is always YOUR decision as the seller on what the list price will be, take advantage of the experience of your Realtor and their suggestions. Beware of the agent who will cave in their opinion just to make you happy now and list too high. I would rather be honest and have you mad at me now than mad at me later when you are asked to price-drop and have wasted precious days on the market.
: Right before your house is listed in the MLS, some pre-marketing will need to be completed, such as taking photos of the property. In addition, notes will be taken on special features and the components that make your house function. A lockbox will be placed on your house and a for sale sign will go up in your yard!
: Now that you have hired the best Richmond VA Realtor, prepared your property to be model-home ready, and have selected a competitive price, your house will be placed on the Multiple Listing Service (MLS) where all agents will have access to your listing. On top of the MLS, your techno-savvy Realtor will place your property for sale on many sites which will then syndicate to hundreds of other sites, ensuring your house if found by the masses. : As potential buyers find your property for sale, they will contact me as your listing agent or have their buyers agent set up a showing. Offers and negotiations
: When a buyer discovers your property is their new home, they will make an offer on your property. All offers will be presented to you and negotiations will start. Once there is a meeting of the minds, you will be under contract!
: With the under contract sign hanging proudly from your front lawn, the buyers will work on removing contingencies such as home inspections and securing financing. An appraisal will also be ordered by the buyer's lender to evaluate their opinion on price. You, as the seller, will order a termite inspection and any HOA documentation, if applicable. : This is it! After all contingencies have been removed, you will head to closing with the attorney of your choice. Possession will transfer from you to the buyer and you will be moving on or moving up!
