10 Basic Home Maintenance Tips:
1. Have your home's AC Unit checked once a year. A Qualified HVAC technician will clean and check your unit for any issues and will keep expensive piece of equipment running the way it's supposed to. Doing this regularly will prolong the live of your unit, and will keep more money in your pocket in the long run. 2. Replace furnace filters as needed or recommended. Replacing the filters for your furnace will also keep it working longer and more properly. Check your furnace's manual for the recommended schedule for replacing its filters. 3. Replace smoke detector batteries yearly. Making sure you do this can help keep your family safe, so put this on the top of your maintenance priority list. If you have a wired detector, most of them have a battery backup, so be sure to replace those too. 4. If you have a chimney, have it swept once a year. Soot buildup can cause chimney fires, so it's very important to have it cleaned professionally at least once a year. Be sure to also check your chimney on the outside for any damage or leaking. 5. So you have decided to purchase a home, CONGRATS! You are about to embark on a very exciting journey! Now is the perfect time to get off the fence and get in the Richmond VA real estate marketbecause interest rates are low, employment is strong, banks are loosening requirements, and rental rates are increasing. Investing in YOU, and not your landlord, has never looked so good! That said, don't let excitement get the better of you! Take a moment to let your head catch up with your heart and don't make these 5 mistakes people make when buying a home!
Not Hiring a Buyers Agent
Let me ask you a question: if you were on trial for a crime, would you be hiring the prosecutors lawyer? That doesn't even make sense, and neither does using the seller's Realtor as your agent, too.
You see, when a listing agent enters into a dual agency agreement, representing both YOU and the seller, the agent must become neutral. When you ask the agent how much you should offer, they can't weigh in. They can only provide you the comps and allow you to come to your own conclusion. When you ask the agent what items you should ask for on the home inspection addendum, they can't advise you. What good it that?!
Now, some listing agents will not enter into a dual agency agreement, I am in this camp. However, some WILL try and convince you to be an unrepresented buyer, thus securing their duties to the seller AND securing both ends of the commission for themselves. I am NOT in this camp. Super Tuesday: Get Out and VOTE, RVA
It is Super Tuesday, get out and VOTE, RVA! I have to admit, voting hasn't always been something of a high priority for me. I have voted in the past for the "big" elections, but never for the primaries. I don't know why. Maybe because with age you learn when you know better, you do better. So, this morning I woke up on a mission.
The kids are off school today so I hurried them along around 9:30am to head on out to the polls. They were FILLED with a ton of questions, the biggest one being WHY I HAD to go and vote.
I explained to them that, as an American, it is their civic duty to vote. To help select the next great leader of our world. While I truly believe that, it isn't what spurred me to get to the polls today. What nagged at me? I wanted the RIGHT to be able to complain. Yep. I said it. I am not one to sit and complain often. The old Shannon certainly was a complainer, but about 4 years ago I decided to flip the tape that had been playing in my head and I CHOSE to be a positive person. I DECIDED my life was way too short to live in a world where the glass was half empty. Now my cup runs over!
Back to voting, for the first time in my life I am actually scared about where our country is heading. We are a nation deeply divided and that scares the living daylights out of me. This feeling is likely more prevalent because I am seeing what kind of world my kids will grow up in. I want better for them. Don't all parents want better for their kids? I just couldn't reconcile in my head how I had any right to gripe if I didn't get out there and INFLUENCE the outcome.

Should I Refinance My Home?
Mortgage rates have been dropping lately and this had me wondering, "Should I Refinance My Home?" You see, in December 2013 my husband and I purchased a new primary residence. Although we have excellent credit, we obtained a rate of 4.325 because rates had increased from their low of 3.25 at the beginning of that same year. Oh well, bad timing on our part. Fast forward to mid-2014. Rates dipped down to about 3.625 and, as your Richmond VA Realtor, I was assisting many home buyers in buying their dream home while taking advantage of that amazing rate. What I wasn't thinking about was should I refinance MY home. Basically, I missed the boat.
Today's Mortgage Rates
As of this writing, today's mortgage rates hover around 3.75 with zero points and you can get as low as 3.5 with purchasing a buy down in the rate. When I realized this news, I immediately called my preferred mortgage lenders to find out the details. Then, once I confirmed the rates, I spoke with my husband and we crunched the numbers. Here is what that looks like for US: With our current rate of 4.325 we have a mortgage payment of about $2000. That includes all of our pre-paids, such as home owners insurance. If we refinanced at the 3.75 rate, our new mortgage payment would be approximately $1830. That is a $170 a month savings! So, should I refinance my home? Well, that $170 a month savings is A LOT over 30 years. But, there are several additional things we need to consider.

Getting Your Offer Accepted in Richmond VA Real Estate Market
Recently Zillow named Richmond, Virginia as one of the hottest housing markets for 2016. This is due to the fact that Richmond is enjoying a low unemployment rate and is seeing strong income growth. Hey, we will take it! But, what does this mean for you as a buyer looking to purchase a home in RVA? When a market is hot and inventory is low, competition is high. You MUST make your offer stand out from the crowd. How do you go about getting your offer accepted in Richmond VA real estate market? Let's examine:
Make a Clean Offer
If you find yourself in a multiple bid situation for your dream home, now is not the time to complicate things. Make sure you, with the assistance of your Richmond VA Realtor, make a clean offer. This can mean anything from not using a first right of refusal (which means you want to buy the home but only once you sell your current property) to not asking for the sellers prized rug to convey. This is not the time to get greedy. You want to make your offer as simple as possible. Here are some other do's and don't's"

The biggest benefit of a relocation package, in my opinion, is that many packages, not all, will pay for the commission of your Richmond VA real estate agent. If you have a $300,000 house to sell, that is an $18,000 savings right there! And, many packages will also cover closing costs on the purchase of your new home, allowing you another $9,000 of savings on a $400,000 price tag. Who wouldn't want to save all this money?!
Another pro is many relocation packages will also pay for movers, yet ANOTHER big savings. When my husband and I had moved to a different state the company paid $10,000 or more to move our belongings. Score! In addition, some deals will even pay for temporary housing while you hunt for that home sweet home. WOW!
Another pro of a relocation package is you will be assigned a specialist to assist you every step of the way so you shouldn't be left in the dark if you get someone on-point.
Cons of a Relocation Package
With all these savings there certainly couldn't be a downside, right? Well, it depends on the situation. The biggest drawback I see is many relocation companies will only let you work with one of their "approved" Realtors.
